Abatement Technologies Coil Cleaning: The San Antonio Owner’s Guide
Abatement Technologies coil cleaning in San Antonio typically runs $180 to $340 installed, depending on whether we’re pulling the coil for a deep clean or doing an in-place chemical wash. Most jobs are completed in a single visit, and we stock the cleaning agents and tools matched to Abatement Technologies units on our trucks. Owners usually discover they need this service when a coil looks like a gray felt blanket, airflow drops off, or the system starts short-cycling right as a Texas August pushes temperatures past 100 degrees.
Here’s the reality with Abatement Technologies systems: they’re built for containment and negative-pressure work, which means their coils often see heavier particulate loads than a standard residential unit. The coil is the part that catches everything the filter misses, and in San Antonio’s climate – where dust, cottonwood, and construction debris move through return air constantly – that coil can pack up fast. Omar Haddad’s crew runs the same Abatement Technologies equipment in the field, so we know exactly how these units foul and exactly what it takes to get them clean without damaging the fins.
Which Abatement Technologies Models This Applies To
Abatement Technologies manufactures containment and air-scrubbing equipment under several product families, and the coil cleaning we do covers the HEPA-AIRE and PREDATOR series most commonly, along with the Porta-Vac and Micro-Pak portable units. If you’re running a HEPA-AIRE PAS or HEPAFORCE unit in a hospital corridor, school, or restoration job site, the evaporator coil inside that cabinet is what we’re cleaning. The Porta-Vac models – the PV-110 and PV-220 – have smaller coils but they clog faster because of the dust loads they see.
How to identify yours: look at the nameplate on the unit’s back panel or the side of the housing. You’ll see a model number starting with HEPA-AIRE, PREDATOR, or PV. Take a photo of that label before you call – it saves a trip and lets us bring the right coil cleaner and fin comb on the first visit. On the OEM-versus-aftermarket question: for Abatement Technologies specifically, we recommend using manufacturer-spec evaporator and condenser coil cleaners, not a generic alkaline foaming agent. The reason is the fin spacing on these commercial-grade units is tighter than residential coils, and a generic cleaner can etch the aluminum or leave a residue that binds dust even faster. The aftermarket chemical options, from DiversiTech or Nu-Calgon, work fine if they’re non-acidic and pH-neutral – but the compatibility gotcha is that Abatement Technologies uses mixed-metal coils on some PREDATOR models, and an alkaline cleaner will eat the copper-to-aluminum joints if it sits too long.

Signs Your Abatement Technologies Coil Cleaning Is Failing
- System short-cycling on hot days. Not every three-minute run is a bad capacitor – when the coil is insulated with a half-inch of packed debris, the compressor overheats and cuts out on its high-pressure switch. In San Antonio, where we’re running these units 18 hours a day from June through September, this is the number-one symptom we see.
- Airflow out of the registers is noticeably weaker. The coil is the last physical barrier before supply air enters the ductwork. A loaded coil acts like a plugged filter, and that pressure drop translates directly to less air leaving the vent. If you can feel the difference between one room and another, check the coil before you start balancing dampers.
- The unit’s been running all day but the space won’t drop below 78. This is the classic “it’s running but it’s not really cooling” call. The compressor’s doing the work, but the heat transfer through a fouled coil is so poor that the BTU output collapses. On Abatement units running anywhere in the San Antonio heat, a 20% capacity loss is common once the coil’s fully packed.
- Visible matting on the coil surface or a musty smell from the supply. If you can see the coil through the access panel and it looks like dryer lint glued to fins, you’re past the point where a filter change fixes it. The musty odor is the biofilm and wet particulate sitting on that matted surface every time the coil condenses.
- Ice forming on the suction line or the coil’s lower section. It feels counterintuitive in Texas, but a coil that’s blocked enough will drop below freezing from lack of airflow and start frosting. That ice isn’t cold efficiency – it’s starving the system and you’re watching a future compressor replacement.

In the San Antonio market, a proper Abatement Technologies coil cleaning runs $180 to $340. That’s the full range: in-place chemical cleaning with a foaming, non-acidic agent on the low end, and a full coil pull (where we remove the coil from the cabinet, clean it in a wash area, inspect for leaks, and reinstall with new gaskets) on the high end. What drives the spread: whether the coil has to come out, the size of the unit (a PREDATOR 750 coil takes longer than a PV-110), and whether we’re cleaning one coil or both the evaporator and condenser.
The price is written before we start and doesn’t change at the door. You’ll know the exact number, which product we’re using, and what the labor includes. If the coil has fin damage from prior cleanings or has a refrigerant leak, we’ll flag it with a written quote for that repair separately – but we won’t upsell a replacement if the coil just needs a good cleaning. Every job carries a written guarantee and our 365-Day Done Right Promise: if the work isn’t right within a full year, we return and correct it at no charge.
DIY or Call Us?
You can safely check access, pull the filter, and visually inspect the coil face without calling anyone. Shut the unit down at the disconnect, open the access panel, and look – if that’s a light dust layer, a soft brush and a vacuum with a HEPA bag might get you by for a season. If it’s matted, if the fins are packed past the surface, or if you’re not comfortable working inside an electrical cabinet, stop. The chemical cleaners that actually break down that packed biofilm are caustic enough to etch aluminum if you over-apply them, and the pressure from a garden hose will fold the fins flat on these tighter commercial coils. We’ve corrected plenty of $80 DIY attempts that ended up needing a full fin straightening, which costs more than the cleaning would have in the first place. Call us at (254) 347-3897 and we’ll tell you honestly whether it needs a cleaning or something else.
FAQs
Under normal San Antonio conditions – which means heat, humidity, dust, and constant AC load – a proper coil cleaning on an Abatement Technologies unit should last 12 to 18 months before performance starts falling off again. If you’re running the unit on a construction site or a heavy-particulate restoration job, that drops to 6 to 9 months. Our 365-Day Done Right Promise covers re-cleaning within a year if the work wasn’t performed correctly.
Most Abatement Technologies coils don’t need repair – they need cleaning. If there’s an actual refrigerant leak or catastrophic fin damage, repair is possible on small leaks but rarely worth it on a commercial-portable unit’s coil. But 9 out of 10 calls we get for “bad coils” are just fouled coils. Call (254) 347-3897 and describe what you’re seeing; we’ll tell you if we think it’s repairable or if it’s really a cleaning issue before we ever send a truck.
A standard in-place chemical cleaning on an Abatement Technologies unit runs 1.5 to 2.5 hours including set-up and system check. If the coil needs to be pulled for a deep clean, plan on 3 to 4 hours. We’ll give you a clear window before we start, and you’ll get before-and-after photos of the coil so you can see exactly what was done.
We stock the coil cleaners, fin combs, and tools on our trucks, so there’s no wait on a supply order. If you’d rather buy the product and handle it yourself, we’ll point you toward a pH-neutral foaming cleaner – but we don’t recommend most generic box-store options for these units. We also stock parts for Lennox, Trane, and Carrier systems if your coil issues are on the residential side.
Got an Abatement Technologies unit that’s not moving air the way it should? Call us at (254) 347-3897 for a free estimate. Clean ducts, straight answers, real price – that’s the whole pitch.
